How to find a property

Firstly we suggest that you register your details with us. This means that you will be amongst the very first people to learn of new instructions and price reductions.

We also recommend that you look at our stock of available properties on this website and on www.rightmove.co.uk.

Making an offer

If you have not already done so, you should now immediately seek free independent mortgage advice.  Visit www.irlamestatesfs.co.uk for more information.

When making an offer you should always consider the fixtures and fittings you wish to stay with a property and any conditions you may have should your offer be accepted.

Once your offer is accepted

You now need to instruct a solicitor. This is one of the most important decisions you will have to make, choosing a good solicitor who communicates well with all parties during the purchase process is essential.  Irlam Estates work alongside established conveyancing solicitors who we can recommend with confidence.

Survey

Your survey is usually arranged by your mortgage advisor. However, if you are a cash purchaser or you need any additional surveys or inspections, we can recommend surveyors and remedial contractors who can provide full reports for you.

Exchange

Once you and your solicitor are satisfied with the answers to all enquires, your survey is back and a formal mortgage offer has been received you can exchange contracts. A completion date must be agreed with all parties before doing this.

Completion

The mortgage lender releases the monies, the deeds of your new property are handed over to your solicitor and the property becomes yours. The seller must hand over the keys and leave the property by an agreed time.
